From First Look to Getting Paid

You apply once

Fill out a short application with your basic info, a W-9, and a few questions about your experience and availability. We check whether we're actively buying in your area right away. If we are, you'll hear back the same day — no interview, no waiting on someone to review your file.

You sign a simple agreement

If you qualify, we send an agreement to sign electronically the same day. It spells out the $1,000 fee, when it's paid, and that you're free to stop at any time with no penalty. There's no term you're locked into and no fee to sign it.

You spot a property and email us the address

Vacant lot, boarded-up windows, overgrown yard, a house that just looks like nobody's taking care of it — if it looks distressed or abandoned, send us the address by email. That's the entire submission process. We look up the owner, the property details, and everything else on our end.

We work the lead

We reach out to the owner, and if there's real interest in selling, we move it through our acquisitions process — negotiating, getting it under contract, and taking it to closing. This part is entirely on us. You don't need to do anything else once you've sent the address.

If it closes, you get paid $1,000

The moment the deal closes, the title company wires your $1,000 directly — the same way they pay every other party on the transaction. You don't have to invoice anyone or follow up. If the deal doesn't close for any reason, there's no fee either way; you're never charged, and you're free to keep submitting other properties.

The Honest Part

What Happens If the Deal Falls Through

Not every property you send us turns into a closed deal — that's normal. A seller might change their mind, we might find a title issue we can't work around, or the numbers just might not make sense once we look closer. When that happens, nothing is owed in either direction. You're not charged anything, and we don't owe you anything on that specific property. Your $1,000 is tied to that property closing, not to your overall relationship with us — so if you've already earned it on a different property, ending things later never takes that away.
