Bird Dog Program FAQ

The straight answers to what people usually ask before applying.

Do I need a real estate license to be a bird dog?

No. Bird dogs don't buy, sell, or negotiate anything — you're just referring a property address to us. Because you're not acting as an agent or broker in the transaction, no license is required in any state we operate in.

How much does it cost to join?

Nothing. There's no application fee, no monthly dues, and no software or subscription to buy. The only thing we ask for upfront is a completed W-9, since you'll be paid as an independent contractor once a property closes.

How and when do I get paid?

A flat $1,000 per property, paid by the title company at closing — the same way every other party on the deal gets paid. You don't invoice us or wait on a check from us directly; the wire goes out the moment the deal closes.

What if the deal falls through?

Nothing is owed in either direction. If a seller changes their mind, a title issue comes up, or the numbers don't work once we look closer, there's no fee to you and no obligation from you. You keep whatever you've already earned on properties that did close.

Do I need real estate experience?

No. Some of our bird dogs have never worked in real estate before. If you can recognize a vacant or run-down property and take a few photos, you have what it takes to get started.

What states do you work in?

We're actively buying in 30 states. If you're not sure whether yours is one of them, apply anyway — we'll tell you right away, and if we're not in your area yet, we'll keep your information on file in case that changes.

What exactly do I need to submit?

Just the property address, emailed to us. We handle researching the owner, the property details, and everything else from there — you don't need to fill out paperwork for each individual property.

Am I an employee of Peregrine REI?

No. Bird dogs are independent contractors, not employees. You're responsible for reporting and paying your own taxes on anything you earn, and we don't withhold anything from your payment.

Can I do this alongside another job?

Yes. There's no minimum time commitment and no schedule to keep. Submit properties whenever you come across them, on your own time, as often or as rarely as you want.

What if I want to stop?

You can stop at any time, with no penalty. Anything you've already submitted before stopping is still honored — if a property you sent in before leaving later closes, you're still paid the $1,000.
